At 7ft 3in wide, the perfect pied-a-terre (but no room for a double bed)

Househunters queue to view tiny flat, for sale at £195,000 – or £1,700 per square foot


IT COULD well be the smallest house in Islington – you can’t even fit a double bed inside – but City bankers, artists and photographers are queuing up to view this prime piece of Barnsbury property.
Measuring only 7ft 3in at its widest, the tiny studio home in Richmond Avenue’s exclusive conservation area doesn’t even have room for a bath, yet it’s on the market at £195,000.
Labour MPs Margaret Hodge and Emily Thornberry are neighbours, but you might not be able to invite them round for a cup of tea.
The present owner, an artist, bought the home at auction earlier this year and used it as a studio but has now decided to sell up.
Estate agent Savills, in Upper Street, says the building used to be a dairy belonging to the neighbouring, much-larger Victorian home.
Its glossy brochure describes the house as “a small but quirky freehold, a perfect pied à terre in Barnsbury”.
A single bed, sink, cooking corner and a tiny pull-screen toilet and shower are squeezed inside the 113sq ft property. It is situated just a stone’s throw from the Blairs’ former home, where they lived until the move to Number 10.
Savills believes the price tag – which works out at more than £1,700 per square foot – is justified by the highly desirable location. A neighbouring semi-detached property recently sold for £2,225,000.
Most importantly for any potential investor, as the brochure says: “There is at present no plans to extend but with the usual planning consents this could provide interesting potential.”
Savills’ sales negotiator Joanne Neighbour said: “It’s unique, very tiny. The owner bought it earlier in 2007. She wanted something which was going to be a buy-to-let investment. Now her commitments have changed so she’s selling it. It’s one of the smallest properties we have ever had.”
And the likely buyer? “It’s either going to be a City chap who’s in London a couple of nights a week and is bored of hotels or maybe a first-time buyer or someone studying in London,” she said. “It would be a great place for someone to have a studio or office when they already live in the area.
“For a freehold flat it’s in a fabulous location, 10 minutes walk from Angel Tube. And there might be opportunities to develop.
“We’ve had a couple of City chaps, artists, photographers and some interested developers.”
